important points needed when owning a property here in Puebla
Aida. |
Water
The drinking water is a metered supply from Mijas Golf. They
have boreholes on the golf course and the Community pays for
this supply . We have reserve deposits for use when the main
water supply is turned off for maintenance. Each property is
connected to our distribution system and has its own water
meter. This is used to determine the amount taken by each
dwelling and the cost of this individual usage is then paid by
the owner. The balance of the total charge from Mijas is then
paid out of Community funds because the water will have been
used for swimming pools, showers, toilets and irrigation.
The community will issue a separate Invoice for the water which
should be paid with the community charges via direct debit. |
Electricity
Each dwelling has its own meter and there is only one
supplier of electricity. The Company reads the meter at two
monthly intervals and the owner is sent an invoice. It is normal
practice for a direct debit to be set up with a Spanish bank. If
there is not sufficient funds available in the account at the
time of a debit reaching the account it will be rejected by the
bank and the supply will be disconnected. Sevillana only apply
for payment once, if it is rejected it can be come 6 month’s
before the supply is disconnected, even if current invoices have
been paid since. Getting the supply reconnected can be difficult
and there will be delays. It is important to ensure the contract
with Sevillana is in your own name. |
Gas
At present there is no mains gas supply. Bottled gas is
available but there are strict controls over the installation,
purchase and use. For example an appliance which uses bottled
gas, such as a barbeque, must be inspected and a certificate
issued before a gas bottle can be obtained. Installers of
bottled gas piped systems must be legally authorised. Owners are
warned not to try to circumvent these laws because insurers will
not accept a claim unless there is documented evidence that the
system has been properly installed and maintained. |
Telephone
Many dwelling will have a telephone line installed but this is a
private matter. The lines are supplied by Telefonica but there
are other suppliers of a service utilizing the installed system.
Again the Company will directly invoice the owner and payment is
best made using the direct debit system. Disconnection will take
place if the account is not paid. |
Garbage
You are required to place all waste into the purpose-built
places which house the bins. These areas are called “basuras”
and we have 4 of them around the complex. The local authority
collects the waste nearly every day and you will receive a
charge each year from the town hall based upon the size of
property. It is essential that you set up a standing order with
the bank for this annual charge, otherwise you will have to
attend the local town hall to pay and interest will be charged
on all late payments. These payments are taken from last week in
March to early April. |
Painting
The Community is responsible for painting the outside of all
properties and we also seal terraces. The outside of properties
cannot be altered from the original colour. This is a
requirement of the original planning approval. The painting of
iron railings and grilles is the responsibility of the owner.
The Community will maintain any ironwork surrounding communal
areas. |
Swimming pools, gardens and communal areas.
We have four swimming pools and two of these have facilities for
babies and toddlers. Our full-time staff maintain these
facilities and also look after the gardens and other community
areas. Owners must not interfere with these facilities and,
whilst we encourage interest in our planting programmes, owners
must not interfere with the work without first discussing the
subject with the Committee. You may find that your dwelling has
a terrace, with planting, for your private use. The law says
that you may use the terrace but you do not own the plant
troughs or the plants that are in it. |
Council Taxes IBIU
These are paid at the end of March to early April every year.
The are worked out on the size of the property and the charge is
annually. It is important to set up a standing order to pay this
charge. If the payment is not met via direct debit it is your
responsibility to attend the local town hall to settle the
Invoice otherwise interest will be incurred. |
Wealth Tax
This is an annual tax on your property. Check with your
accountant or solicitor because it is rumoured to be phased out
in the future. |
Car Taxes
These are due annually in June and must be paid before November
of the same year. Fee’s are different for each model of vehicle. |
Internet
Although Telefonica control the phone lines, there are many
different types of connections available with free calls
inclusive to Europe etc., It is recommended that you obtain
several quotes as prices can vary. |
